The second phase of the Modera Metro Dadeland development, the East Tower in Miami, Florida was completed in February 2020. The 25-floor luxury apartment tower relied on Penetron crystalline technology to address the high-water table at the construction site.
With views of Miami and Biscayne Bay, the Modera Metro Dadeland community is within walking distance of the Dadeland North Metrorail station and also close to major Miami thoroughfares, including U.S. 1, the Palmetto Expressway and the Snapper Creek Expressway.
The Modera Metro Dadeland East Tower is Mill Creek Residential’s eighth community development in South Florida. The 25-story East Tower features 422-luxury apartments offered in studio, one-, two- and three-bedroom configurations. Amenities include two rooftop decks, barbecue areas, an on-site park, pet spa, and an elevated swimming pool – with a spectacular view. Indoors, the East Tower offers a fitness studio, clubhouse, cybercafé, conference room, game room, theater and bike garage.
Successful Partnership
“The first phase of the Modera Metro Dadeland development – the West Tower – was completed two years ago,” says Christopher Chen, Director of The Penetron Group. “Initially, a bentonite membrane was specified as a solution to waterproof below-ground concrete structures. However, Penetron was able to offer the Mill Creek project managers a more reliable and durable – not to mention more cost-effective – waterproofing solution. Due to the success of the West Tower, we were able to participate in the construction of the newly-completed East Tower as well.”
SUPERMIX, the project’s ready-mix supplier, treated the concrete for the East Tower’s below-grade elevator pits and pool structure with PENETRON ADMIX. In addition, PENETRON, a topical waterproofing material, and PENECRETE MORTAR were used to fill the form-tie holes and complete the required repairs.
Durable Concrete Despite a Tropical Climate
As a permeability-reducing admixture that’s easily added to a concrete mix, PENETRON ADMIX reacts to moisture in fresh concrete to generate a non-soluble crystalline formation throughout the pores and capillary tracts normally found in concrete. The crystalline formation permanently seals microcracks, pores and capillaries against the penetration of water or liquids from any direction, substantially reducing the permeability of the usually porous concrete matrix.
